Microsoft declines extra capacity in Nscale Texas data centre

The US tech giant will not double its rented computing power, leaving Nscale to seek other customers for the vacant capacity.

According to City AM, Microsoft chose not to exercise an option to double the computing capacity it rents from British AI data‑centre firm Nscale at its Ward County site in Texas. The option, worth potentially tens of billions of dollars, was part of an October 2023 agreement that let Microsoft rent around 240 megawatts and take up to a further 500 megawatts.

City AM says the existing Ward County contract remains intact and Nscale is now talking to other major customers for the spare capacity. The decision follows Microsoft’s earlier withdrawal from Nscale’s flagship UK data‑centre project in Essex, although Nscale says its wider relationship with Microsoft stays strong.

Why it matters to your business

Founders of AI‑focused businesses rely on large, long‑term contracts to secure financing for costly data‑centre builds. Losing a potential multi‑billion‑dollar add‑on from Microsoft reduces Nscale’s near‑term revenue outlook and may pressure its valuation ahead of a planned New York IPO.

The move highlights the risk that big tech customers can scale back or pull out of projects, leaving firms to find new buyers quickly. Investors are increasingly scrutinising such commitments as AI infrastructure spending swells.

What to do on Monday

  1. Review any existing or pending deals with large cloud providers for clauses that allow early termination or capacity reductions.
  2. Diversify your customer base to reduce dependence on a single megacustomer.
  3. Monitor grid capacity and power‑supply timelines closely if you are expanding data‑centre capacity in the UK.
